CheckYout is a check-out notification system for vacation rentals. When leaving, your guest simply scans the QR code on the door sign – and you and your cleaning team are instantly notified via WhatsApp or email.

CheckYout is for all hosts who rent vacation apartments or houses and want to simplify their check-out communication. It is especially suited for hosts with 1–10 properties who don’t need an expensive property management system but still want to work professionally.
No, not at all. You create an account, add your property and choose how you want to be notified. It takes about 5 minutes. The sign arrives pre-configured – just hang it up and get started.
The check-out page automatically detects your guest's phone language. 9 languages are supported: German, English, French, Spanish, Italian, Dutch, Croatian, Greek and Portuguese.
Yes. When you sign up you can create a virtual sign. You get a QR code to print or scan directly on your phone. All features are identical. For a more professional guest experience, there's also the wooden sign – optional and compatible with any plan.
Current guest, cleaning status, door lock, heating, recent check-outs with delivery status, review click rate – all in a single overview.
The Sign
The sign is a high-quality, coated wooden sign with a laser-engraved QR code. It is typically hung on or next to the entrance door and includes a friendly farewell message along with brief instructions in German and English.
Ideally in a clearly visible spot near the entrance door, at about eye level. This way guests see it when leaving and can easily scan the QR code.
How It Works
The guest is redirected to a short, friendly check-out page. With one click on the button they confirm the check-out. You and your cleaning team are immediately notified via your chosen channel. Optionally, the guest is then invited to leave a Google review.

No. The guest scans the QR code with their phone camera – everything runs directly in the browser. Just scan and click.
You receive a notification with a timestamp. This lets you track when the check-out was triggered. Duplicate scans are not a problem – you simply see another notification.
In practice, most guests scan – especially when the sign sits visibly by the door and you mention the scan once in your arrival message. If a guest does forget, your usual check-out routine simply continues exactly as before.
Tip: Mention scanning the QR code in your check-out instructions – e.g. in your guest folder, your Airbnb/Booking description, or in your pre-departure message. This way your guests know about it and the scan rate increases significantly.
Notifications
WhatsApp, email and webhook – every channel is included from day one. The webhook connects Zapier, Slack, Home Assistant or your own systems. You can use multiple channels simultaneously. WhatsApp supports up to 6 numbers at once – perfect for you and your cleaning team.

Yes. Each property has its own notification settings. This lets you notify a different cleaning team for property A than for property B.
No, this is technically not possible. Meta only allows 1:1 messages to individual phone numbers through the official WhatsApp Business API – groups are fundamentally not supported by the API. This limitation applies to all providers using the official Business API, not just CheckYout.
Solution: You can add up to 6 phone numbers per property. All recipients receive the checkout notification simultaneously – as individual WhatsApp messages directly to their phone. In practice, this achieves the same effect as a group, but is more reliable: direct messages have a significantly higher read rate than group messages.

Integrations
If you have a tado° Smart Thermostat, you can connect it to CheckYout in the settings. As soon as a guest scans the check-out sign, the heating is automatically lowered to the setback temperature (e.g. 15°C) – unless another guest is arriving that same day. Before the next arrival (based on your Smoobu booking data) tado° heats back up to the comfort temperature in time. You set the temperatures and lead time yourself.
That depends on your property, the number of guest turnovers and the vacancy time. How much adds up also depends on insulation and energy prices – the longer a property sits empty between guests and the deeper you set back the heating, the more you save. You can see the exact savings directly in your dashboard.
Heating control is an optional feature. CheckYout works without tado° too – all core features like check-out notifications, Google reviews and reminders are available independently. But if you have or plan to get a tado° Smart Thermostat, you can easily connect it in the settings.
No. You set how many hours before the next arrival the heating should warm back to the comfort temperature – for example 6 hours. CheckYout knows the next booking from Smoobu and starts heating automatically in time.
No. CheckYout works on its own: guest scans, team gets notified. PMS connections (Smoobu, Guesty, Lodgify, Hostaway, Beds24 – other PMS and Airbnb/Booking.com via iCal) and smart-home integrations (Nuki, tado°, Netatmo, Vaillant, Nest, Shelly, Hue, Home Assistant) are optional.
Yes. Each property in CheckYout has its own configuration – its own Nuki lock, its own tado° thermostat, its own Hue bridge, its own webhook. For example, you can equip property A with Nuki and tado°, connect property B only to Philips Hue, and run property C entirely without smart home. Notification recipients (WhatsApp, email) are also stored per property. One CheckYout login, full control per property.
Yes. When you create a property in CheckYout, you assign the devices you want – a specific Nuki lock, a specific tado° thermostat, a specific Hue bridge. Assignments are per property. Each property can have a different setup, and the configurations stay fully independent of each other. You can add further properties, each with its own setup – additional properties get cheaper in tiers.
Your guests are greeted by first name on the check-out page. You also see upcoming check-outs and the heating can turn on automatically before the next arrival. More about the Smoobu integration.
With a PMS connection, you automatically pass booking data, property names and the guest's first name to CheckYout. The check-out page then shows a personal farewell. In your dashboard you see every upcoming check-out, and the heating can align per vacation rental with the next arrival. Currently supported PMS: Smoobu, Guesty, Lodgify, Hostaway and Beds24. Using a different PMS or renting directly through Airbnb/Booking.com? Connect your calendar via iCal – CheckYout takes the arrival and departure dates from it.
If you have a Nuki Smart Lock with Keypad, you assign your cleaner’s access code in CheckYout. From then on, CheckYout automatically detects their arrival and completion in the background.
Privacy & Security
No, the plain check-out scan is anonymous by design. We never ask for email, phone or payment details. If you connect a PMS, CheckYout shows the first name from your booking, for example to greet the guest at check-out.
Yes. CheckYout complies with both the Swiss Data Protection Act (DSG) and the EU GDPR. Hosting and database are located in the EU (Frankfurt). The plain check-out scan collects no guest data. If you connect a PMS, CheckYout only processes the booking data from it (e.g. the first name for a greeting) – never more than needed.
Your account data is stored on servers in the EU (Frankfurt) – both hosting (Vercel) and database (Supabase). Everything protected to the highest security standards.

Google Reviews
After check-out, your guest is kindly invited on the confirmation page to leave a Google review. The link leads directly to your Google Business profile. Since the guest has just had a positive departure experience, the likelihood of a 5-star review is particularly high.

Cleaning Teams
No. The cleaner receives a WhatsApp message with a link. They confirm the cleaning with a single tap on that link – everything runs in the browser.
The WhatsApp message contains a token link. One tap marks the cleaning as complete. You receive an instant notification – in the dashboard and optionally via email or WhatsApp.
You can always trigger a cleaning manually from the dashboard – even on the rare occasion a guest doesn’t scan. More details under How it works.

The sign has a self-adhesive backing and can be attached directly to the wall or door. Recommended: next to or on the exit door, at eye level.
Yes. CheckYout works without any PMS integration. You can add properties manually and invite cleaning teams directly. With a PMS connection (Smoobu, Guesty, Lodgify, Hostaway or Beds24), booking data also syncs automatically.
