Connect a PMS, add one action – and your guest turnover runs without you.

Smoobu sends the booking. Nuki knows the door. tado° turns the heat down when no one’s arriving. It all runs automatically.

Most hosts start with their PMS – that’s the data source that knows who checks out when. If you want more, add one or two actions: lock, heating, lights. Order matters: PMS first, smart home later.

We support property management systems and smart home devices.

Smart-home integrations

Automate your entire guest turnover

CheckYout becomes even more powerful when you connect it with your existing tools. Instead of coordinating manually, everything runs automatically – from check-out to cleaning to the next arrival.

0 calls to your team

Your cleaning team gets the WhatsApp message automatically the moment the guest checks out.

Heating off the moment the guest leaves

With tado°, the heating turns down once the guest is gone and no one else arrives that day – several fewer heating hours per empty night.

Door status in real time, access advanced automatically

With Nuki you see live whether the door is locked and track when the cleaner arrived. If the next guest turns up early, CheckYout automatically moves their Nuki access time forward.

How to connect your tools

1

Choose your PMS

We pull the bookings straight from your PMS calendar, automatically.

2

Optional: add a smart lock or heating

Nuki, tado°, Hue or Shelly – whatever you add plugs straight into the PMS context.

3

On the next check-out, everything runs without you

Guest scans, cleaning knows, heating adjusts. You save the phone call.

Frequently Asked Questions

Two kinds of integrations

CheckYout distinguishes between data sources and actions.

A PMS like Smoobu is a data source: it provides the guest name and booking data so the check-out page feels personal and the dashboard knows the next check-in.

A smart-home action like Nuki, tado° or Philips Hue is an event: the check-out scan activates cleaning tracking via the Nuki access code, the thermostat drops into eco mode, or the lights switch off.

Most hosts start with a data source (the PMS) and later add one or two actions. That is also the order in which these integrations were built.

Common questions about integrations

What if my PMS is not on the list?

Connect your occupancy calendar via iCal – right in the dashboard under Connections. Almost every PMS offers an iCal export (easybooking, for example): enter the feed URL, one per property, and CheckYout knows your arrivals and departures. This also works entirely without a PMS if you rent directly through Airbnb or Booking.com – both provide a calendar export.

Can several actions fire at the same time?

Yes. A single check-out can start cleaning tracking via the Nuki access code, drop the tado° thermostat into eco mode and alert cleaning over WhatsApp in parallel. The actions run at the same time, not one after the other.

What do the smart-home actions cost?

Notifications (WhatsApp, email, webhook) are part of the CheckYout plan. Smart-home actions come via the Smart Home add-on (CHF 9.90/month, account-wide) – for hosts who also want to use CheckYout as a switch for lock, heating and lights.

Connect your PMS in the next 5 minutes – smart home later, whenever you want.
